West Berkshire’s average house price was £402,790 in June 2026. The middle house sold in Newbury itself over the last twelve months cost £335,000. The gap of £65,000 is not a rounding error, it is the shape of the district: Newbury and Thatcham hold most of the people and most of the cheaper housing, and the villages on the downs above them pull the average up on their own.

Two official figures are used on this page and they answer different questions. The £402,790 is the UK House Price Index for the whole of West Berkshire, a modelled monthly average that is the right thing to watch for direction of travel. The town and village numbers are medians of actual completed sales taken from the HM Land Registry Price Paid record for the twelve months to 30 June 2026, with every postcode matched to its parish so that a Reading or Basingstoke postal address does not get counted as West Berkshire. On that basis 1,611 homes changed hands in the district and the middle one cost £381,000.

Newbury is at the bottom of its own district’s table, and it is there because it sells the most homes. Its 479 sales and Thatcham’s 314 are half of everything the Land Registry recorded in West Berkshire over the year, and between them they are what an average is averaging. Bucklebury, out on the downs north east of the town, sold 21 homes at more than twice the Newbury median. Cold Ash, closer in on the same side, sold 39 at £600,000.

If you have ever read a West Berkshire house price figure and thought it did not describe your street, that is why. The number sits in the space between a working market town and the Berkshire downs, and very few houses are actually priced there.

The detached house is the West Berkshire outlier. At £650,000 the middle one costs £255,000 more than the middle semi and more than three times the middle flat. That single ratio explains most of the village and town gap above, because Bucklebury and Cold Ash sell detached houses and Newbury Central sells flats.

Flats are also the one type going backwards. On the House Price Index the West Berkshire flat average was £210,435 in June 2026, down 1.1% over the year, while semi-detached houses were up 1.4%, terraces up 0.5% and the district as a whole was flat at 0.2%.

Kingman Way, with 18 sales, was the busiest single street in Newbury over the year and its middle sale was £272,500. London Road, with 11, had a median of £142,500, because what sells on London Road is flats. Andover Road and Enborne Road, running south and west out of the town towards Wash Common, both sat at £500,000.

The dearest ordinary house sale recorded in the town over the year was Meadowside on Warren Road at £1,802,542 in July 2025. One larger figure appears in the data, £2,860,000 for 2 The Arcade in March 2026, but it is filed as a terraced property in the middle of the shopping streets and reads as a whole building rather than a house. The cheapest recorded sales were two flats at £80,000, in Steel Close and Pound Street.

West Berkshire went up 0.2% in the year to June 2026, which is close to standing still. Standing still was still a decent result locally. Wokingham fell 3.1%, Windsor and Maidenhead fell 2.2% and Basingstoke and Deane fell 1.3%. Reading rose 0.9%. Against the national picture the district looks weak: England rose 1.8%.

On the index, where 2023 is set at 100, West Berkshire reads 101.4 and the South East reads 98.1. The district is back past its 2023 level; the region is not. June on its own was up 1.4%, though a single month moves around a lot in a district this size.

Two warnings on these numbers. The district’s peak was £408,933 in October 2025, so June is still £6,143 short of it. And the index is revised as more sales complete: May 2026 was first published at £400,698 and has since been cut to £397,393, which turned a 0.2% annual rise into a 0.6% fall. Buyers, sellers and the step up

The same data splits by buyer. A first-time buyer in West Berkshire paid an average of £315,600 in June 2026. Somebody selling one home here to buy another paid £498,567. That step of £182,967 is the district’s affordability problem in one number, and it maps onto the property-type table almost exactly: the distance from the median flat at £209,000 to the median detached house at £650,000 is what a West Berkshire housing career now costs.
